State Mandated Reappraisal numbers to be released soon for property values

The State-Mandated Reappraisal will begin going out to property owners in Medina County soon where the record-setting real estate market of the past three years will be reflected in the area's property values, according to the Medina County Auditor's Office. Medina County Auditor Mike Kovack indicated that Brunswick-area homeowners will be the first to receive their notices, which began Friday. The rest of the county will receive their new values over the course of four weeks. Granger, Sharon and Hinckley townships will be mailed Aug. 19. Western townships and villages will be mailed Aug. 26. The Wadsworth area will be mailed Sept. 2. Medina-area property owners will be mailed Sept 9. Property owners will be able to ask questions, provide feedback online or attend an in-person informal hearing in their community. The auditor's office will hold 15 informal hearings throughout the county for the convenience of property owners who choose not to use the online option. Homeowners can also phone the auditor's office with questions and concerns at (330) 725-9758 or (330) 725-9753 to have their information taken and recorded by the office. The online option for homeowners can be accessed at medinacountyauditor.org by clicking on the "2022 State-Mandated Reappraisal" icon. Values will only appear for property owners once their notices have been mailed. The state has ordered Medina County property values up 27 percent over their 2019 values. Yet Medina County is below the average increases being ordered throughout the state this year. Property values have increased at a record pace in Ohio and across the country. It is important to remember that when values increase by 27 percent, the tax bill does not increase by 27 percent, officials said. This is because of Ohio's "roll back law." In Ohio, when property values are increased due to state mandated reappraisals, voted tax levies or outside millage are "rolled back" so that the same amount of tax revenue is collected as when the levy originally passed. A small portion of the total tax rate, which is inside, or non-voted, millage is not rolled back as property values increase. It is unknown how much taxes will change next year until the state first certifies the final property values in November and then issues tax rates in December. A ballpark estimate is that taxes typically go up about 2 percent to 2.5 percent for each 10 percent districtwide increase in property values. Property owners in the Black River, Brunswick, Buckeye, Cloverleaf and Highland school districts may see larger increases due to their schools hitting the 20-mill floor for community school support. The auditor's office will work to answer all questions and ensure properties are properly valued through this process.
